About the Role
An established and independent estate agency in Wakefield is seeking an enthusiastic and organised Lettings Negotiator to join their growing team.
In this role, you will manage all aspects of tenancies across a varied portfolio, acting as a key liaison between tenants and landlords. You'll oversee the full tenancy lifecycle - ensuring applications, renewals, and maintenance are handled efficiently, compliantly, and to the highest standard.
Key Responsibilities
Manage all Tenancy Administration and Maintenance matters.
Administer renewals, inspections, and vacates in line with company standards.
Ensure all tenancy documentation is accurate, compliant, and properly filed.
Serve Section 8, 21, and 13 notices in accordance with legislation.
Handle all landlord and tenant enquiries promptly and professionally.
Manage deposit negotiations, returns, and disputes.
Arrange and administer tenancy terminations and checkout inspections.
Conduct mid-term property inspections and produce reports.
Chase arrears and collect payments efficiently.
Log and resolve maintenance requests within set timescales.
Advise landlords and tenants on rights, responsibilities, and obligations.
Instruct and liaise with approved contractors, ensuring quality and timely completion of works.
Maintain accurate CRM records of all communications and actions.
Manage utility notifications and updates.
Proactively resolve tenant, landlord, and neighbour disputes.
Deliver regular updates to clients to maintain strong relationships and client retention.
Ensure all daily tasks and diary actions are completed with no carry-over.
Requirements
Excellent communication and customer service skills.
Strong knowledge of residential lettings legislation and procedures.
Sound understanding of tenancy agreements and compliance.
High level of attention to detail and accuracy.
Ability to prioritise workloads and work well under pressure.
Confident using CRM systems and property management software (training provided if needed).
A proactive, positive, and professional approach to work.
